Property portal development.

A property portal is an operating system for inventory as much as a website. We help define searchable listings, supplier responsibilities, permissions and enquiry journeys before a multi-agent or multi-project platform is built.

Built around your business

The right website for the way you sell property.

Project scope

From property discovery to a useful enquiry.

Property content that answers questions

Structured listings with approved photography, price context, availability, location, floor plans and a clear next step. Fields and publishing responsibilities are agreed before development.

Search built around buyer priorities

Location, property type, budget and bedroom filters with clear empty states. Map search, saved lists and comparisons are scoped only where they support your audience.

Enquiries with useful context

Pass the property or project reference alongside viewing requests and enquiries. Agree CRM ownership, routing and response handling so a sales team can act on the brief.

A manageable property catalogue

Reusable listing and project templates with content roles and status fields. Identify who owns pricing, availability, media rights and approvals, rather than leaving updates to chance.

Search-friendly foundations

Readable location and project URLs, crawlable content, page-specific metadata and a sitemap. Filter indexing needs a deliberate policy to avoid generating thousands of near-identical pages.

Mobile performance and privacy

Responsive galleries, optimised images and accessible forms. Optional analytics and advertising tools require appropriate privacy choices; integrations and hosting are agreed in the proposal.

Build my project brief

Define inventory ownership and supplier permissions

For every field, decide who can create, edit, approve and remove it. Multi-supplier portals need a consistent property model and a way to identify duplicates, expired stock and conflicting details. Agree whether suppliers publish directly or submit to moderation, and how corrections reach the operator.

Accounts, permissions and audit records should match the business process. A supplier's own approval is not proof that an advertisement is authorised. Ask how permits, project registration and media rights are checked, and which checks belong to the operator or listing owner in the relevant market.

Search architecture and trustworthy listing status

Search can start with location, property type, sale/rental intent, budget and bedrooms. Define stable identifiers, consistent units and the meaning of each filter before adding map views or saved searches. A query that returns no results should make recovery easy without silently changing the visitor's criteria.

Inventory volume influences search infrastructure, but field quality matters at every scale. Feeds need monitoring, failure reporting and a delisting process. Do not describe a once-daily import as live availability. Confirm which data may be stored and republished, and whether access continues after a vendor contract changes.

Release a focused portal before adding every marketplace feature

Separate must-have discovery and lead routing from optional subscriptions, promoted listings, saved searches and dashboards. Monetisation changes permissions, billing and moderation responsibilities; it should not be added as a casual extra. A first release can test a defined market and supplier group before expanding.

Set acceptance criteria for publishing, moderation, filtering, expired listings, user permissions and enquiry delivery. Agree support for integrations, security, backups and infrastructure. These operational decisions affect the ongoing cost far more than the number of decorative page layouts.

Your property website questions.

Will you scrape listings from other property websites?

Unauthorised copying is not part of the proposed scope. Listings should come from your own approved data or sources you have permission to use.

Do we need accounts and saved searches at launch?

Only if they support the first-release business goal. They add permissions, privacy and maintenance requirements and can be phased after the core discovery journey.

What makes a portal more complex than a brokerage site?

Multiple suppliers, moderation, permissions, duplicate handling, search scale, billing and data freshness make a portal an operational product rather than just a larger gallery.
